Umdloti’s average recorded property transaction is R3.4 million (September 2024), ahead of neighbouring Umhlanga’s R2.9 million, from a report covering 1,800 combined sales worth R2.9 billion in a year. One-bed apartments list from about R1.4 million and long-term rent starts from about R14,000 a month. No Umdloti-specific rental yield or a settled short-term rental listing count exists; both gaps are treated honestly below rather than papered over.

Listing bands

Active listings checked 8 September 2026: one-bed apartments from about R1.4 million to R2.2 million, two-beds from R2.65 million up to just under R6 million, three-beds from R3.4 million to nearly R8 million, and beachfront four-bed houses reaching R14.5 million at the very top. Private Property carried 141 apartment listings for Umdloti on that date, down from a prior count of 238; the earlier per-agency breakdown (Pam Golding, RE/MAX Panache, Umdloti Letting & Sales) could not be independently reconfirmed on this pass and is dropped rather than repeated as current.

No confirmed median or average transfer price (as opposed to listing price) exists for Umdloti specifically; Property24’s own valuations page for Umdloti Beach returned no populated average-price data at the time of this research. No Umdloti-specific days-on-market figure was found either. Regionally, the North Coast market moved from properties sitting up to six months or more, toward several properties selling within a week of listing by 2026, but that direction-of-travel claim comes from a source blocked at fetch time and should be treated as low-confidence rather than a settled fact. Likewise, no confirmed record sale for Umdloti turned up in this research; the highest current asking prices (R14.5 million for a beachfront house, R8.5 million for a beachfront apartment) are listings, not confirmed transfers.

Volume and buyer origin

Umdloti and Umhlanga combined recorded 1,800 property transactions worth R2.9 billion in a year, a 40% increase in volume on two years prior; Sibaya Precinct alone accounted for about R1 billion of transfers. About 26% of new Umdloti buyers come from Gauteng and 27% from elsewhere in KZN, meaning more than half the demand is semigration or intra-provincial relocation rather than local upgrading. Structural demand drivers cited for the whole corridor include King Shaka International Airport, whose 3.7 km runway is the longest at sea level in South Africa, and the Dube TradePort Special Economic Zone, a 32,000-hectare aerotropolis spanning Umhlanga to Ballito; Sibaya’s own planning documents cite up to 12,000 residential opportunities across the precinct. Long-term rent and the yield proxy

Long-term rent runs from about R14,000 a month for a one-bed (studio units from about R9,500), R13,850 to R22,000 for a two-bed, and R18,500 to R30,000 for a three-bed, per active Property24 listings checked 8 September 2026. No Umdloti-specific rental yield figure exists in the research behind this site. The closest sourced proxy is Umhlanga and Ballito’s documented range: 9.8%-10.4% gross and 6.2%-6.6% net in Umhlanga, 9.2%-9.5% gross and 6.0%-6.2% net in Ballito. This page uses that range only as a directional proxy, never as an Umdloti-confirmed number.

Short-term rental economics

Two figures from the same data provider (AirROI) conflict on how many active short-term listings Umdloti has: 47 in one narrow-polygon pull, 353 in a wider one. Neither is quoted here as fact; it is flagged as an open discrepancy rather than resolved in either direction. What the narrower, unit-level dataset does show: an average daily rate of about $153 a night, 39.2% occupancy, roughly $10,042 in annual revenue per listing, a 28-day average booking lead time, and a 4.6-night average stay. Just over 59% of properties in that dataset enforce 30-plus-night minimums, suggesting a meaningful share of “short-term rental” stock in Umdloti is actually run as extended-stay rather than classic weekend tourism. Top-performing named listings earned $34,970-$39,567 a year at 33%-46% occupancy, well above the market average.

Umdloti Resort, the complex at 1 South Beach Road, is already an established short-let brand on Booking.com and Tripadvisor under individual unit numbers, with one unit ranking #5 of 72 Umdloti properties on Tripadvisor. Its body-corporate rules on short-term letting and current levy amount are not publicly documented; that gap must be closed before any specific unit’s short-let status can be stated as confirmed. Seasonality

Peak months (December, January, April) generate roughly $2,030 a month at 47.1% occupancy in the narrower AirROI dataset; the low season (August to October) drops to about $582 a month at 13.6% occupancy. December is the single strongest revenue month, August the weakest. This tracks the same pattern behind the population swelling up to tenfold over Christmas, New Year and Easter described on Living in Umdloti.

Regulation

No eThekwini-specific short-term rental bylaw exists on the public record. A National Code of Good Practice for Short-Term Rentals was gazetted on 13 March 2026 under the Tourism Act, with public comment closing 12 May 2026; as drafted it is non-binding guidance, pending an eventual amendment to the Tourism Act itself. It asks hosts to disclose bylaws and body-corporate rules to guests, maintain a responsible contact person, and enforce occupancy limits. SARS treats rental income, short or long term, as normal taxable income, with VAT registration required above R1 million a year. TOMSA, the 1% tourism levy, remains voluntary, and the new Code is silent on whether short-term hosts must contribute to it. The Tourism Grading Council of South Africa requires establishments offering paid short-term accommodation to register for star grading, though this has historically been loosely enforced for individual hosts; the new Code is the first real push toward hotel-like oversight. Hosts collecting guest ID copies and contact details are also processing personal information under POPIA and must keep that collection relevant and not excessive. Body-corporate rules at individual complexes, including Umdloti Resort, can restrict or ban short-term letting entirely, independent of anything municipal zoning allows.

Forecasts

Seeff Property Group, quoted by IOL in August 2026, calls the North Coast corridor KwaZulu-Natal’s fastest-growing residential belt, with rental demand outstripping supply, partly because the SARB’s repo rate, at 7% since 29 May 2026 and held again at its 23 July 2026 review, is pushing would-be buyers to keep renting. Set against that, an April 2026 IOL piece names segment-specific apartment oversupply and rising levy and maintenance costs as a real risk for exactly the kind of sectional-title stock Umdloti’s apartment market is built on. Both views come from the same North Coast market and are not contradictory; a buyer or investor should weigh both before acting on either alone.
