Buying in Umdloti

Umdloti is a village of owner-occupied and holiday-let apartments on the beachfront, a handful of houses on the dune, and a precinct of new estates next door. This page gives the price bands, who sells, what the rents and yields look like, and what to check before you sign.

What is for sale, and what it costs

Most stock is sectional title: beachfront blocks like Umdloti Resort and Surfside on South Beach Road, and newer blocks up the dune. Listing prices in September 2026 run from about R1.4 million for a one-bedroom to R8 million for a three-bedroom with a sea view, with the few beachfront houses asking up to R14.5 million. The last published market report put the average Umdloti transaction at R3.4 million, above Umhlanga's R2.9 million, and found that more than half the buyers came from Gauteng or elsewhere in KwaZulu-Natal. New stock inside the village is rare. The two recent exceptions are 8 on Bellamont, six completed townhouses on the dune road, and Umdloti Grand, three house-sized apartments at Selection Beach. Everything else new is in Sibaya, one interchange south: the development tracker keeps one row per estate with its status and price from.

Who sells

Pam Golding Properties North Durban, RE/MAX Panache and Umdloti Letting and Sales carry the most listings in the village, with Rawson and Infoprop behind them. Sibaya estates sell through the developer's own sales office first and the portals second. There is no single dominant agent, so a buyer should watch Property24 and Private Property together rather than one agency's book.

Rents and yields

Long-term rents start around R14,000 a month for a one-bedroom and run to R30,000 for a three-bedroom. Nobody publishes an Umdloti-specific yield series; the nearest comparables, Umhlanga and Ballito, show 9 to 10 percent gross and 6 to 6.6 percent net. Short-let income is seasonal: December, January and April carry the year, August to October are the trough, and the body corporate decides whether short lets are allowed at all. What to check before you sign

  • Body corporate rules and money. Short-let and pet rules, the levy, any special levy, and the last two years of financials. Levies in beachfront blocks have been rising.
  • Flood history. The April 2022 floods undermined foundations and pipes on Bellamont Road and washed out the water works. Ask what the building repaired and when. See living in Umdloti.
  • Water quality. Municipal readings were poor in November 2025 and clean by late December. The status page tracks the weekly reading the city now has to publish.
  • The Sibaya plans. Node 1 and 5 amendments drew 451 objections; the outcome affects traffic and views on the village's southern edge. Read the Sibaya precinct guide.
  • Interest rates. The repo rate has held at 7 percent since May 2026, which has kept some buyers renting and pushed rents up.
