Most new building near Umdloti happens in Sibaya. 8 on Bellamont is the exception: six townhouses on the dune road inside the village itself, with the sea in front and the coastal forest behind.
What it is
The sectional scheme is registered as SS The Bellamont at 8 Bellamont Road. Each unit is a three-bedroom townhouse with all bedrooms en suite, an entertainment deck and sea views, per the launch video from Pam Golding’s Umdloti office. The building is complete and occupied. A current resale listing for unit 5 gives 460 square metres, three bathrooms and two parking bays at R8,950,000.

What is unconfirmed
The developer, architect and completion year. Listings have moved between agencies (Pam Golding at launch, RE/MAX Panache for the current unit), consistent with individual owners now selling. This page will carry the transfer history once Lightstone or a deeds search confirms it.
Why it matters
Bellamont Road is the same road that lost its foundations and pipes in the April 2022 floods (see living in Umdloti). New building on it is a statement about confidence in the repairs. It is also the first sizeable new stock inside the village in years, at a price point above the Sibaya estates, which is a useful data point for anyone weighing Umdloti against Umhlanga.
