Salta Sibaya is a roughly R2.5 billion Devmco development in Node 6 of Sibaya Precinct, the same node as Marine Walk Shopping Centre and Innova Haus. It combines Capri Village, an over-50s lifestyle living component now in its third phase, with Solara, a residential release that launched on 21 June 2025.
What it is
Node 6 sits closer to Umdloti’s own southern boundary than Node 1 or Node 5, and is where Devmco has concentrated its completed retail and office assets alongside residential product. Salta Sibaya’s Capri Village runs alongside Shoreline Sibaya in Node 1 as one of two confirmed retirement-focused products in the precinct, both aimed at an over-50s buyer rather than the general market. Capri Village’s first two phases are reported sold out and occupied, and its own site now advertises phase 3 as launched, offering 2, 3 or 4-bedroom homes from R2,850,000. Solara, the newer general-residential component, launched in mid-2025 and represents the most recent named residential release inside Salta Sibaya outside Capri Village.
What isn’t confirmed
No unit count or price band for Solara was located in a primary source for this site. Capri Village phase 3’s exact unit count and floor plans were also not published on the developer’s phase 3 page as of September 2026, only the from-price. The R2.5 billion figure is the overall estate valuation, not a per-unit price, and precinct-wide rand figures for Sibaya have varied significantly by year and source (R6 billion in early provincial announcements versus R20 billion-plus in Devmco’s own 2024 full-build-out framing), so it should be read as a time-stamped estimate rather than a fixed number.
What it means for Umdloti
Node 6’s mix of retirement living, general residential and Devmco’s own commercial anchor (Marine Walk and Innova Haus) makes it the most developed and most diversified node closest to Umdloti village itself. That means Salta Sibaya’s residents, retirees and general buyers alike, are the most likely Sibaya cohort to actually walk or drive into Umdloti for the beach, the tidal pool and the village’s own restaurants, rather than staying entirely within the precinct’s own retail offer at Marine Walk.
