Balize’s own marketing site, read on 24 October 2026, describes the estate in two phases. Phase one carries the line “Construction underway, completion from spring 2022”, and the site says very few phase one opportunities remain. Phase two is “launching soon”, with a register-of-interest form open. The site’s footer still reads 2022, so none of this reads as a current update. The Sibaya precinct manager lists Balize among the precinct’s developments, offering two, three and four-bed villas, cabanas and penthouses. The Property24 listing this page used for the unit count now returns a not-found page. Neither phase carries a current, dated completion confirmation in the sources available for this site. The developer is not explicitly named on the estate’s own pages, though Devmco’s own portfolio references cover the Sibaya area generally. This page keeps to what is sourced: the unit count, the unit types, and the current from-price. It marks the build status as under construction rather than claiming completion, since that is the most recent language on the developer’s own site. The estate is marketed around resort-style amenities including an infinity pool clubhouse, a catch-and-release dam and pet-friendly grounds, features aimed squarely at the same lifestyle-estate buyer Gold Coast Estate targets one node over.

What it means for Umdloti

Balize sits in the same Node 5 cluster that drew the bulk of the 451 objections lodged against the Sibaya precinct-plan amendments reported in March 2026. Those objections covered green belts, setbacks and a proposed taxi rank near the M27, the road most Umdloti residents use to reach the N2. As one of the higher-priced products in that cluster, from R3.95 million, Balize adds to the case that Node 5’s build-out is skewing toward higher-value stock than Node 1’s original apartment product.
