Gold Coast Estate, Sibaya

Gold Coast Estate is a Devmco residential estate in Node 5 of Sibaya Precinct, valued at roughly R1 billion at an earlier stage of its build-out. As of September 2026 the developer’s own sales page advertises only an “exclusive release of just four luxury turnkey homes,” 4-bedroom, 4.5-bathroom, from R8,300,000, direct from the developer with no transfer duty. Stands and villas in its Parc component, which this page previously listed from R2,082,000 and R3,495,000 respectively, no longer carry a price on the developer’s site. That page now says stand sizes and build details are “available on request.”

What it is

Gold Coast Estate sits in Node 5, the section of Sibaya Precinct that also carries Balize Private Estate and the proposed Porsche Centre relocation site. It was also at the centre of the precinct-plan amendment applications that drew 451 formal objections from Umdloti residents between late 2025 and early 2026. The estate offers a spread of product types, from raw stands for a self-build to turnkey homes and pre-built villas in its Parc sub-precinct.

Status and numbers

The R1 billion valuation figure in the sources behind this site dates to an earlier build-out estimate (2018, via the Parc component specifically) rather than a current total. The R8.3 million turnkey-home price is a current developer listing as of September 2026, pulled directly from Gold Coast Estate’s own sales page. It should be treated as a list price rather than a confirmed transaction value. Whether the withdrawal of stand and Parc-villa pricing means that stock has sold out, is being repriced, or is off the page for another reason is unconfirmed. This page will update once the developer publishes current figures for those categories again.

One stand price does still appear elsewhere. Devmco Realty, read on 24 October 2026, lists a single 379 square metre stand in Gold Coast Estate from R1,800,000. The listing carries no date, so it may be old. Devmco’s Sibaya Coastal City map labels Gold Coast Estate “Completed”, even though the estate’s own page is still selling turnkey homes.

What it means for Umdloti

Node 5’s development, including Gold Coast Estate, sits closer to the M4/M27 interchange than Node 1, which puts it on the same access corridor Umdloti residents use daily. The Node 1 and 5 precinct-plan amendments that drew community objections in the 6 December 2025 to 5 January 2026 comment window covered exactly this area. They included green belts along the M4 boundary, new building setbacks, and a proposed taxi rank near the M27. Devmco called those changes “largely cosmetic.” Residents argued they needed fuller traffic and services studies. Gold Coast Estate’s current listed entry point, R8.3 million for a turnkey home, sits well above Umdloti’s own typical apartment bands (see the property market page). It also sits above Signature Sibaya’s beachfront stand pricing. That makes it one of the higher-priced estate-living options in the wider precinct at today’s advertised figure, even though the estate has historically offered lower-priced stands as an entry point.
