Coral Point, Sibaya

Coral Point is a five-storey, 152-apartment block in Node 1 of Sibaya Precinct, with units from studios to 3-bedroom apartments, forest or ocean views and secure parking. It sits alongside OceanDune, Pebble Beach and Signature Sibaya in the first-built section of Sibaya, closest to the M27 access route into Umdloti. Unlike most of its Node 1 neighbours, Coral Point was built by FWJK, an independent architecture and development firm, rather than by Devmco Group, the precinct’s master developer.

Launch and build

Coral Point launched in May 2017. Pam Golding Properties reported a waiting list of about 1,000 buyers at the time. Units ran from 45 to 138 square metres, priced from R1.295 million up to R4.65 million. Construction was due to start straight away, with completion targeted for the end of 2018. The actual completion date has not been published.

The block is now built. Its apartments come up on the resale market, and the Sibaya precinct manager lists Coral Point among the precinct’s developments, with a gym, pool and clubhouse. A 2-bed, 85 square metre apartment listed on Private Property on 8 February 2026 asks R3.5 million. That listing describes a clubhouse, communal pool, gym, creche, laundry and 24-hour security.

What is confirmed, and what isn’t

Confirmed: the unit count (152), the unit range (studio to 3-bed), the developer (FWJK), the 2017 launch prices and the fact that the block is built and trading on resale. Not confirmed: the year the building was finished, and a current price band across the block. One resale asking price is not a market price, so treat the R3.5 million figure as a single example.

What it means for Umdloti

Coral Point’s unit mix makes it more accessible on paper than Signature Sibaya’s stands or Shoreline Sibaya’s retirement units, which suggests a broader buyer base, from young professionals working the Umhlanga-to-Umdloti corridor to small families. Node 1’s density, with Coral Point, OceanDune and Pebble Beach all built, feeds directly into Umdloti’s own traffic on the M27 and demand at Marine Walk a short drive further into the precinct.
