OceanDune is a 260-unit apartment development in Sibaya Precinct's Node 1, taken to market in December 2015 and occupied since October 2018. It was the first Sibaya project to deliver, roughly a kilometre inland from Umdloti's beachfront.

OceanDune is a 260-unit apartment development in Node 1 of Sibaya Precinct, the mixed-use build going up on former sugarcane land between Umdloti and Umhlanga. It was the first Sibaya project to reach the market, launched in December 2015 at a build cost of around R900 million, and it has been occupied since October 2018. That makes it the oldest delivered address in the whole precinct, older than the shops at Marine Walk and older than the retirement and estate developments that followed it into Node 5 and Node 6.

What it is

OceanDune sits inland of the M4, in the cluster of Node 1 developments built by Devmco Group (previously under Tongaat Hulett’s original masterplan before Devmco took over as master developer in November 2024). It was built as a straightforward apartment scheme rather than a gated estate or a retirement product, which is part of why it filled up first. Unlike Signature Sibaya’s freestanding stands or Shoreline Sibaya’s retirement units, OceanDune is standard sectional-title stock, the kind that shows up on the general Umdloti and Sibaya resale market through the same agencies active on the property market page.

Status and numbers

OceanDune’s own site lists apartments from R2,550,000 and rentals from R15,000 a month as of September 2026, a current listing figure rather than a full range across every unit size. General Sibaya and Umdloti apartment bands run from the low millions to R6 million-plus depending on size and view, but that is a precinct-wide figure, not an OceanDune-specific one. Anyone quoting a firm asking price for a unit here should check current listings directly rather than rely on a site-wide average.

What it means for Umdloti

OceanDune’s completion in 2018 was the first proof that Sibaya’s masterplan would actually deliver rooftops, not just brochures. For Umdloti, an established, occupied node right next door means steady daytime population, ongoing demand for Marine Walk’s shops and restaurants, and a longer track record of traffic on the M27 and M4 routes into the village than any of the newer launches. It is also a useful comparison point when judging how fast newer Sibaya developments such as Oasis Sibaya or HQ Sibaya might fill: OceanDune took about three years from going to market to first occupation.
