Oasis Sibaya

Oasis Sibaya is a R1.2 billion lifestyle residential development launched by Devmco on 27 July 2024. Phase one comprised 60 units priced from R1.9 million, and the launch reportedly achieved a 30% sales rate on the day itself, a stronger result than most single-day new-development launches on the coast.

What it is

Oasis Sibaya’s unit specification, drive-up access with double garages, backup water systems, inverter-ready wiring and utility rooms, points at a buyer wanting resilience against the load-shedding and water-outage issues that have affected the wider eThekwini area, even though load shedding itself has not recurred nationally since around May 2025. Coverage at the time of launch said construction was anticipated to commence in early 2025, though no later source confirmed whether that start date held.

What isn’t confirmed

Oasis Sibaya’s specific node number within the seven-node Sibaya masterplan was not named in the sources located for this site, unlike OceanDune or Gold Coast Estate, which are explicitly tied to Node 1 and Node 5. Its current build progress, more than a year after the reported 2025 construction start, is also unconfirmed and would need a direct developer update.

What it means for Umdloti

At R1.9 million entry pricing, Oasis Sibaya sits below most other named Sibaya residential product and roughly in line with the lower end of Umdloti’s own 1-bed apartment band (see the property market page). A more accessible price point inside Sibaya could draw buyers who might otherwise have looked at Umdloti’s own stock, or it could simply expand the total pool of buyers researching the wider Umdloti-Sibaya corridor, since the two areas are marketed and searched together far more than they compete head to head.
