Oasis Sibaya is a R1.2 billion residential development launched by Devmco on 27 July 2024. Launch coverage spoke of 60 phase-one units priced from R1.9 million, and a reported 30% sold on the day itself, a stronger result than most single-day launches on the coast.
What the sales page shows now
The developer’s own property marketplace, read on 24 October 2026, lists 120 units in two blocks, Block A and Block B, with 60 units in each over five floors. Thirteen units are marked sold, all of them in Block A. The other 107 carry prices.
The cheapest unit still on offer is a 1-bed at R2.36 million. Available 1-beds run to R2.82 million, 2-beds from R3.76 million to R4.23 million, and 3-beds from R6.11 million to R6.86 million. Every unit is marked “No Transfer Duty”.
What it is
Oasis Sibaya’s unit specification points at a buyer wanting resilience: drive-up access with double garages, backup water systems, inverter-ready wiring and utility rooms. Those features answer the load-shedding and water-outage issues that have affected the wider eThekwini area, even though load shedding itself has not recurred nationally since around May 2025. Coverage at the time of launch said construction was expected to start in early 2025. No later source confirmed whether that start date held.
What isn’t confirmed
The marketplace carries no date. The launch report said 30% sold on day one, while the marketplace marks 13 of 120 as sold, so treat the sold flags as a rough guide only. Build progress is also unconfirmed and would need a direct developer update.
Oasis Sibaya’s node number within the seven-node Sibaya masterplan was not named in the sources located for this site. It does not appear on Devmco’s Sibaya Coastal City map or on the Sibaya precinct manager’s list of developments. OceanDune and Gold Coast Estate, by contrast, are explicitly tied to Node 1 and Node 5.
What it means for Umdloti
At R2.36 million for the cheapest unit still on offer, Oasis Sibaya still sits below most other named Sibaya residential product. For Umdloti’s own apartment prices, see the property market page. A more accessible price point inside Sibaya could draw buyers who might otherwise have looked at Umdloti’s own stock. Or it could expand the total pool of buyers researching the wider Umdloti-Sibaya corridor, since the two areas are marketed and searched together far more than they compete head to head.
