HQ Sibaya

HQ Sibaya is a commercial and office development inside Sibaya Precinct, launched by Devmco on 20 November 2025. It is described in Devmco’s own material as merging lifestyle, business and wellness uses, positioning it as a step beyond the retail-only offer at Marine Walk Shopping Centre toward a broader daytime-economy anchor for the precinct. It is not the precinct’s only non-residential thread: a Porsche Centre relocation from Umhlanga sits inside the Node 1 and 5 amendment application Devmco filed in October 2025.

What is on sale

HQ Sibaya’s own site, read on 24 October 2026, sells sectional-title office space from R22,500 per square metre before VAT. Units start at 130 square metres and are sold as modular offices. The site asks for a 10% deposit and says there is no transfer duty, because buyers purchase direct from the developer. It lists a business centre with boardrooms, a rooftop bar and event space, and an on-site café. The site links to an online sales platform with floor plans, which was not opened for this page.

What is confirmed, and what isn’t

The launch date and the published office price are confirmed from the developer’s own pages. The construction start is not. A feature by Rainmaker Marketing, the agency behind the HQ Sibaya website, said on 26 August 2026 that construction of HQ Sibaya “begins in August 2026”. Devmco’s own Sibaya Coastal City map, read in October 2026, still labels HQ Sibaya “Coming Soon”. No independent report of work starting could be read for this page, so its status stays at launched.

Also unconfirmed: the total floor area, the tenant list, the exact node within the seven-node masterplan and a completion date. Devmco’s existing commercial footprint is concentrated in Node 6, at Marine Walk and Innova Haus, which makes Node 6 a reasonable guess for HQ Sibaya’s location, but this site does not state that as fact without direct confirmation.

What it means for Umdloti

A dedicated office and business node inside Sibaya, rather than purely residential and retail, signals Devmco is trying to build a live-work-play precinct rather than a dormitory suburb for Umhlanga and Durban commuters. For Umdloti, more daytime office workers nearby means more lunchtime and after-work demand feeding into Marine Walk and, potentially, into Umdloti’s own beachfront restaurants and cafes. That depends on whether HQ Sibaya’s tenants treat the area as a place worth staying in past 5pm rather than commuting through.

It is too early to say how HQ Sibaya will change Umdloti’s own traffic patterns or property values, since no occupancy or tenant data has surfaced. This page will update once Devmco or a tenant publishes a dated confirmation of construction, scale or occupancy. For context, HQ Sibaya’s launch sits between two other recent Devmco announcements, Oasis Sibaya’s residential launch in July 2024 and Salta Sibaya’s Solara release in June 2025.
