HQ Sibaya Commercial and Office Node Launches

HQ Sibaya, a commercial and office-focused node within the Sibaya Precinct, launched on 20 November 2025. Devmco, the precinct’s master developer, describes it as merging lifestyle, business and wellness uses. It adds to the precinct’s growing non-residential footprint alongside Marine Walk Shopping Centre (retail, opened 2022) and Innova Haus (Devmco’s own HQ building, completed 2022).

This launch is part of a broader shift: Sibaya, and by extension Umdloti’s immediate surroundings, is shifting from a residential estate cluster to a mixed-use employment and commercial node. Devmco’s own figures put total precinct investment at roughly R6 billion to date (as of its November 2024 master-developer confirmation), with a further R5 billion in commercial-focused investment planned.

For Umdloti residents and prospective buyers, an office and commercial node like this one is relevant mainly as a driver of local jobs, daytime footfall and, over time, property demand in the wider Sibaya-Umdloti corridor. It also adds to the case that this area’s future looks more urban and commercial than Umdloti’s own quiet, small-village history would suggest on its own.
