Updated · Sources
In short
Reported 12 March 2026: 451 formal objections were lodged by Umdloti residents against the Sibaya Node 1 and 5 precinct-plan amendments, mostly via petition-style forms, between 29 November 2025 and 5 January 2026.
Reported 12 March 2026, a total of 451 objections were ultimately lodged by Umdloti residents, between 29 November 2025 and 5 January 2026, against Devmco’s precinct-plan amendment applications for Sibaya Nodes 1 and 5. The nodes sit near the M4/M27 interchange inland from Umdloti’s southern beachfront. Most objections came via petition-style forms with signatures; some were lodged individually.
eThekwini spokesperson Gugu Sisilana confirmed receipt of the objections and said their validity was being assessed against municipal bylaws. The specific proposed amendments under objection include:
- formal green belts and planting buffers along the M4 boundary
- additional screening near the M27 for a proposed taxi rank
- removal of a “parking as an additional storey” allowance
- new consistent building setbacks (Node 1 previously had none)
- a Porsche vehicle display area with limited indoor servicing
- a traffic cap held at previously approved limits
- exploration of back-of-beach parking above Margaret Bacon Avenue to relieve Umdloti’s parking pressure
As of this research, eThekwini had not issued a final decision on the amendments. This item stays unresolved and will be updated, along with the linked entries below, once a ruling is reported.
